Trying to get my deed to my house never got it Acc#069121****
- - Cannot reach lender; calls end when requesting account details.
- - Wants the deed to her house.
- - Barbara Coleman requests a call about this issue.
I never got anyone because I don't have an account with them. The house is paid off, so when I call, I can't get past them asking me for my account number, phone number, email, and SS number; then they hang up because I don't have one now.
I just want the deed to my house.

- - Property: 1525 Summer Ave NW; sale paid in full.
- - Title corrections with Coldwell Banker.
- - 2009/2016 filings show unauthorized actions and forgeries.
Please find the detailed information and documentation regarding the property at 1525 Summer Ave NW that I provided before receiving the 'Sale Paid in Full' document. I was working with a local realtor at Coldwell Banker for title corrections and the sale. I contacted them via email about this problem and never heard back until I received the Release of Title document. As previously noted, I believe unauthorized actions and forgeries occurred concerning this asset, specifically regarding the 2009 and 2016 filings. I have already shared the relevant deeds and historical context for your review to support my claim of ownership and to address the ongoing legal disputes. I am writing to provide a detailed account of events and documentation concerning the
property located at 1525 Summer Ave NW, Albuquerque, NM 87104. Please find the
relevant documents attached for your review.
1. Warranty Deed (September 26, 2001)
My parents transferred the property to my brother and me to ensure our affairs were in
order. They continued to reside in the home during this time.
2. Quitclaim Deed (December 17, 2001)
My brother transferred his rights to me so that I could mortgage the property. This was
done to protect the asset during his divorce and to provide funds to settle his financial
obligations. I was the sole borrower on the mortgage and used the funds to perform
extensive necessary repairs, including new windows, flooring, roofing, and interior
updates. In which my mother made the Mortgage payments till her passing in 2016, then
my brother took over responsibility for the payments.
3. Disputed Warranty Deed (July 1, 2009)
This document purports to show me transferring the property back to my mother and
brother. I did not sign this document, nor was I aware of its existence until recently.
Furthermore, it was notarized by {{Redacted}}, my brothers wife at the time.
Under New Mexico law, a notary cannot notarize documents for a family member.
Additionally, the mortgage company never approved such a transfer.
4. Quitclaim Deed (August 23, 2016)
This document, filed by {{Redacted}}, claims to transfer her interests to my
brother. I was not informed of this filing. This occurred during a contentious divorce
between Elizabeth and my brother.
Current Situation
I maintain that the signatures on these documents are forged. My brother, who is
currently in a care facility following a stroke, has ceased communication with me. His
daughter, {{Redacted}}, has obtained Power of Attorney and instructed me to
communicate only through her. Furthermore, she has filed a criminal complaint against
me (Case #[25007****]), which I contest.
I believe my brother and his family have taken unauthorized actions regarding m

Verified ReviewerDenied Deferment
- - Requested October deferment due to my son's death; documents submitted.
- - Denied 12/18/25; loan not 12 months old after 05/25 refinance; late fees charged.
I requested a deferment in October, due to my son's unexpected death. We submitted all required documents that were requested by Shellpoint.
On 12/18/25, Shellpoint denied our request. The reason for the denial was we had a refinancing back on 05/25, so the loan wasn't 12 months old. We encounter late fees while waiting over two months for a response. I felt this was an of empathy by them.
No regards for the customer. I will definitely find another lender to take over this loan in the future.
- No empathy for the customer
Preferred solution: Deferment accepted and late fees waived.

Verified ReviewerWorst Mortgage Company Ever!!!
- - Loan moved to Shellpoint in Feb 2025; I paid Wells Fargo.
- - Shellpoint lacks documents and won't discuss.
- - Deed names me sole heir; guidance inconsistent.
Wells Fargo sold the original loan to Shellpoint in February 2025. At the time, I was making payments to Wells Fargo and had no issues.
The loan was listed as an estate account; mind you, Wells Fargo had all the documents needed for me to do anything on this loan as successor in interest. Shellpoint got the loan and said they had no documents. After repeatedly sending them the same documents over and over, they kept losing them—how ironic. They won't discuss the loan with me, nor will they take any payments unless payment is made using funds specifically from the estate of ...
(the family member has been deceased for over 8 years, and the probated estate is closed). The POC assigned to the case is clueless; the property has already been deeded over to me 8 years ago, since I was the sole heir. The POC's response: 'that means nothing, even if it's on the deed' or 'you're ineligible for an assumption or modification,' even though I mentioned this is our primary residence and that I was named successor in interest. Anytime you call, you get 50 different answers from customer service, and over an hour on the phone with them to no avail.
I would not recommend this company to my worst enemy.
This company needs to be investigated and closed down. They are not a mortgage servicer; they are a debt collector and prominently acknowledge it.
- Some team members are good
- Team members are not on the same page
Preferred solution: Get paperwork straight, assumption and modification of loan.
User's recommendation: If your bank sells the loan to them, refinance or borrow and pay the mortgage off.
3 years of overcharging and not foreclosing
- - Co-signed grandson's mortgage; he couldn't pay.
- - Lender charged thousands in late fees; last month added $31K, balance now $401K.
I'm being ripped off - I co-signed my Grandson's house 3 yrs ago - He couldn't make the mortgage payment s - So rather than foreclosing they have charged thousand of dollars late fees and other unknown fees etc. - in the last month they have charged an extra $31K - making the total on the balance $401K - they have sent me every month email notices for payments. --- This mortgage company is absolutely corrupt and stealing customers money.
User's recommendation: Never ever do business with this company - Check your internet for all the COMPAINTS against them

MORE AS THEY PUT INSURANCE ON MY "LOAN" AND I HAVE TO PROVE I PICKED UP INSURE ON MY HOME TO HAVE THE LOAN RELEASED.
THROUGH THE YEARS MY EQUITY LINE HAS BEEN MOVED AROUND TO OTHER COMPANIES TO "MANAGE" MY LOAN.
IN THE PROCESS OF THIS THEY DIDN'T PAY MY HOMEOWNERS INSURANCE & IT GOT CANCELLED.
MY HOME LOAN HAS BEEN PAID OFF FOR A FEW YEARS NOW & I'VE BEEN PAYING ON MY EQUITY LINE.
TRYING TO PAY IT OFF THEY NOW TELL ME I HAVE TO PAY FOR THIS LOAN INSURANCE BEFORE THEY SEND PAPER WORK THAT MY LOAN IS PAID OFF.. I WAS NEVER NOTIFIED THAT THEY WERE PUTTING INSURANCE ON THIS LOAN OR HOUSE.
CAN THEY LEGALLY DO THIS???

Verified ReviewerNew Rez/Shell pointe mortgage from ***
- - New Rez/Shell Pointe took over my mortgage on 10/1/2024 without notice at my PO Box.
- - Credit not updated; I’ve called many times with no return.
On 10/1/2024, New Rez/Shell Pointe took over my mortgage but never notified me at the designated location, which is a PO Box, as known with the previous mortgage company. As a result, for the first two months, I wasn't aware of them.
I found out about them when they applied for credit. I immediately contacted them. They apologized, but never updated my credit report. I've called them dozens of times.
I emailed the CEO on LinkedIn, filed complaints with the Consumer Protection Agency, and FTC. Anytime I call, they claim a supervisor is going to call me back, but no one ever does. This has been going on for three weeks. The mortgage is owned by Goldman Sachs.
I cannot get a replacement car since I recently totaled my car due to my poor credit report. I've never been late before, and I'm very serious about my credit. I looked them up online.
Oh my God, they have multiple class-action lawsuits against them, and so many complaints that even a Consumer Protection Agency knows about them. When you call the office, everyone is talking in the same room together, and you can hear customers screaming over the phone in shock.
- Professional class action action lawsuits everywhere
Preferred solution: Update my credit report
User's recommendation: They have an unethical practice stay far away from them. They try to put me into the high risk category so you have to stay with them.

Verified ReviewerDisorganized Loan Modification Process Causing Stress for Retired Homeowners
- - 4.5 months; endless document requests and the interest rate more than doubled.
- - No assigned contact; can't speak to the same rep, causing delays.
My retired parents have been trying to complete a loan modification with this bank for over 4.5 months, and the experience has been nothing short of exhausting and disheartening. After their interest rate more than doubled, they sought help in good faith but instead have been stuck in an endless cycle of uploading documents, only to be told something new is needed each time we call.
Theyre living on fixed Social Security income, and this delay is taking a real toll, especially on my mothers health.
There is no assigned point of contact, and youre never able to speak with the same representative twice which means every conversation feels like starting over. There's zero consistency or follow-through, and it's clear the process lacks structure and empathy for homeowners in vulnerable positions.
We understand these processes take time, but this level of disorganization and lack of accountability is simply unacceptable especially when people's homes and well-being are at stake.
User's recommendation: If you're considering working with this bank for a loan modification, be prepared for a slow, disorganized process with very little support. Make sure you document everything, keep detailed records, and be your own best advocate — because you won’t get consistent help from their team.

Verified ReviewerThis shellpoint mortgage company is a scammer...
- - Claims the company took over their mortgage in 2024, accused a missed payment, charged fees, rejected insurance, and raised the payment to 2424.
This company is a licensed scammer. In 2024, they took over my mortgage company, and right after that, they accused me of missing a payment when, in fact, I did not.
After that, they started to charge me late fees and fee after fee. I tried to reach out to them to resolve this problem, but they kept on changing their story after story. Then they rejected my homeowner's insurance. My payment is only $2025 a month now due to added insurance and the shortage in escrow from the years 2024 and 2025, making the payment now $2424 a month.
I have never seen any company aggressively robbing mortgagees like this company. I hope the government shuts down this company for good.
